Don't Know much about credit scoring?

It should not be seen as an embarrassment, or personal shortcoming if you don’t really understand much about credit scores. Few non-financial industry people out there really understand how they’re formulated. There was a survey released by the Consumer Federation of America (CFA) that implies we all should really get smarter on the subject. Not knowing the nuts and bolts of the credit score process can cost you money when you’re applying for a mortgage.

The CPA survey showed that there has been an learning curve over the course of the mortgage crisis, and in the past year, the survey showed, more of us understand how bank use credit scores and how they collect the data. But how are the scores calculated? How do they get to that number, exactly?

Old San Jose is becoming the creative focus for some of the city’s best designers and builders . It was a long time coming, but the Old San Jose on the River, the riverfront community on San Jose Boulevard near Jacksonville’s historic San Marco, announces the opening of its luxury amenities center . It’s part of a one-two punch as they unveil their new site plan for single-family homes, which will allow for 26 single-family residences to be built and sold in the community, five of which will be waterfront home sites with private docks.

Alan asked for help, and I got it. In the May issue of Florida Realtors magazine, you’ll see an interview in the monthly “Makeover” column.

It’s called “Looking for Reader Love,” and here’s why. Getting people to read your blog is a nice thing.  Getting them to interact with you, well that’s a beautiful thing.  That’s the tipping point between getting readers, and getting customers.  The advice in the article was spot on, and we plan to put it into practice on our Nextage Team Realty's Blog.  But the one bit of advice that’s the hardest to follow, “Be patient.” Yes, they will come to you, and begin to engage, but it’s going to take a while.  Don’t slack up, I was told, and “cultivate a voice.” That’s the difference between becoming a destination, or just another mildly interesting distraction as internet travelers pass by, then move on. Be provocative, without being provoking or politicizing the issue.  It can be done. It’s all there in the article.

Interesting new research out from a company called Applied Financial Economics. They postulate that there's a correlation between how beautiful a realty professional is and his or her success in the field. Really?

According to a study, called “Broker Beauty and Boon: A study of Physical Attractiveness and Its Effect on Real Estate Brokers’ Income and Productivity,” good-looking agents typically get higher closing prices.

Home Remodel

According to Mortgage Banking Magazine, remodeling is a growth industry -- again.  The Leading Indicator of Remodeling Activity (LIRA) released in late April by a research group at Harvard University, add up the rise in pending home sales and the low interest rates, and LIRA projects spending will grow in 2012, ending the year up 5.9 percent increase. The LIRA is measured each quarter, and it gauges U.S. homeowner spending on improvements.

Assumable Mortgage

An interesting idea comes to the surface from the “Mandelman Matters” blog, in a posting by Attorney John Deal: Make more mortgages assumable

Deal suggests that this freeing up of existing mortgages to be assumed so new buyers can enter the market could open up the floodgates and add possibly trillions of dollars of liquidity to the housing market almost immediately. Essentially, it’s recycling for mortgages. One legislative change that would have to take place is to amend an old piece of legislation called the Garn-St. Germain Act, which would result in the suspension of enforcement of due-on-sale clauses in residential mortgages.
